Delivery Infrastructure

As the provider of Park City Center energy services, EnergyWorks has installed and manages the operations of central electrical, heating and cooling systems which serve the main mall complex.

The central heating and cooling system consists of boilers, chillers, hot water supply and return piping, chilled water supply and return piping, air handling unit(s), controls and other components which provide filtered and conditioned air to one or more heating, ventilation and air conditioning (HVAC) service delivery points within the Tenant’s leased premises. The Tenant is responsible for furnishing and installing air distribution ducts, diffusers or other devices as required for the distribution of conditioned air within the leased premises.

Service Features

In addition to providing the delivery infrastructure, EnergyWorks plays an important role in creating and maintaining a comfortable and healthy environment for employees and patrons of business within the shopping complex. EnergyWorks’ services include the following features:
  • Guidance and assistance to Tenants for compliance with Mechanical and Electrical Criteria during build-out and occupancy of leased spaces.
  • Monitoring and control of electric distribution system operations to maintain power quality and reliability at points of service delivery.
  • Monitoring and control of HVAC systems to maintain comfort and indoor air quality within common areas and individual Tenant spaces.
  • Planned and corrective maintenance of electrical and HVAC systems, including: regular replacement of air filter elements, air handling unit cleaning and reconditioning, thermal imaging and other surveys to assess the condition and performance of equipment.

EnergyWorks provides service during "Normal Hours of Operation" as defined below. If service is required beyond the Normal Hours of Operation then the individual Tenant must request extended service at least 24 hours in advance and sign a letter of understanding giving permission and defining the length of service. For those Tenant's that utilize EnergyWorks' automation system, extended hours can be requested simply by pressing the override button on the thermostat. The extended hours will be recorded and the monthly energy invoice adjusted accordingly.

Service Terms and Billing

Energy services are provided in accordance with the terms of the Subscriber’s Services Agreement, included as Exhibit F to the Tenant’s space Lease.

Electric service is individually metered at each Tenant’s service delivery point(s). The published rate structure of the local electric distribution company (PP&L) is used to compute the Tenant’s monthly electric service charges, based actual energy (kilowatt-hours) and demand (kilowatts) readings at the service delivery point(s).

HVAC service charges are comprised of a fixed basic charge per square foot and adjustments for indexed fuel, labor and real estate tax costs. The adjustments are computed monthly based on actual fuel commodity prices, average hourly labor costs and pro-rated real estate taxes. The total monthly HVAC charge to the Tenant is sum of the basic charge and the adjustments.

Electric and HVAC service charges are included in a combined monthly billing to the Tenant. Questions regarding the billing should be directed to Subscriber Accounts at 410-349-2001, ext. 100 or Accounts@energyworks.com.

New Service Features are Planned

At the beginning of 2005, EnergyWorks initiated an ambitious program to enhance the efficiency and quality of services from the Park City energy systems. By February of 2006, EnergyWorks began to share the benefits of efficiency improvements with Tenants through a "Shared Efficiency Savings" discount from monthly invoices. This discount has helped to offset the impact of increases in fuel commodity prices.

EnergyWorks completed the installation of an information infrastructure to enable remote monitoring and control of the energy systems. In addition to ensuring greater consistency in the management of comfort within the mall complex, the information infrastructure will allow Tenants to participate in voluntary programs to reduce their energy costs.
  • As digital controls are added to equipment in Tenant spaces, EnergyWorks will offer incentives for Tenants to adjust thermostat settings to save energy. For participating Tenants, settings will be automatically tracked to calculate a discount from the monthly HVAC charges.
  • For larger Tenants that have the ability to temporally reduce lighting or other electrical loads during periods of peak demand in the local electrical grid, EnergyWorks plans to offer Demand Response incentives, beginning in 2010.

EnergyWorks is using the capabilities of its information infrastructure to provide Internet “hotspots” in the center court and food court areas. This service is currently available for mall patrons without charge in the center court and the food court. With this service there is an opportunity for individual tenants to post advertisements that will be seen on the WiFi homepage (the page appears whenever a user logs onto the service). EnergyWorks is adapting to evolving external energy markets with new strategies for procurement of energy commodities.
  • The original design of the Park City energy system incorporated dual fuel features (natural gas and heating oil) to provide the flexibility to use whichever commodity had the lowest price at the time of purchase. EnergyWorks is continuing the development of procurement and usage strategies that will minimize Tenant exposure to rising fuel costs. EnergyWorks has also used the emerging bio-fuel market to lower the environmental impact, by reducing the carbon emissions, of Tenant heating. Along with this strategy, EnergyWorks is exploring additional means to reduce greenhouse gasses and create a "greener" Park City Center.
